The vision was to create a company that provides competent, honest, reliable, and transparent services to schemes of all sizes across Perth. Lockhart Strata Management Pty Ltd was incorporated in July 2023, began advertising to the public in September 2023, and onboarded its first client in October 2023. Since then, Lockhart Strata has grown substantially and is honoured to offer strata management services to schemes of all sizes across Perth.

Lockhart Strata Management is owned by Aidan Gorjy, who is also the sole director and shareholder. As both director and owner, Aidan is passionate about strata management and provides a personalised level of service to all clients. As Lockhart Strata continues to grow and the team expands, Aidan remains committed to being closely involved to ensure clients continue to receive the highest level of service.
Aidan Gorjy started his career in property in 2009 and has over a decade of experience. While at university studying for a Bachelor of Commerce (Property), he began working in property development. Over the next decade, Aidan was deeply involved in the creation and design of strata schemes, gaining in-depth knowledge and understanding of buildings, construction, design, and planning. This extensive background put him in a strong position to assist owners with the ongoing management of their buildings.

Yes – our standard management fee is intended to cover everything a strata company would reasonably require, including AGM attendance, minor postage, software, administration and day-to-day management.
Additional fees may apply for extra services such as EGMs or other non-standard items. These are only charged with written confirmation from the strata council and discussed in advance.

Yes, the contract terms are flexible. By default, the standard initial term is 12 months, although this can be adjusted to suit any preferences. Lockhart does not seek to impose lengthy contract terms on schemes and instead derives security from providing a high level of service.

No, Lockhart does not collect any commission, including insurance commission. If the strata company uses the recommended broker, the insurance commission that is usually collected by the strata managers is removed, which typically results in savings compared with other brokers or going directly to insurers.

Changing the strata manager is a decision that is made by a simple majority of the strata council. As part of the proposal, you will receive further information on the process along with supporting documents to assist in making the change as smooth as possible.

Changing strata manager can usually be completed fairly quickly and largely depends on the timing of your current manager. Lockhart can facilitate the changeover on short notice and will work around the preferences of the strata council and the changeover date provided by the current manager.

Yes, Lockhart has a network of competent tradespeople that can be recommended. If the scheme already has regular or preferred contractors and the council is satisfied with their service, this is not a problem and there is no need to make any changes. A change in strata manager generally has no impact on existing contracts unless a change is specifically requested or required.
